Understanding Rates, Commission & Retainers

Design work is both creative and strategic, and pricing reflects the time, expertise, and customization involved. My rates are based on the scope of each project, while commission-based work may include additional fees for ongoing design or promotional support. A retainer fee secures your spot in my schedule and ensures priority access to services—it’s applied toward your final invoice and helps streamline planning for both of us.

RETAINER FEE

$1500

To initiate your design project, a retainer fee of $1,500 is required. This fee secures your place in the schedule and is applied toward the final invoice. It typically covers the initial In-Home Design Consultation, comprehensive Kitchen and Bath Design, up to two rounds of revisions, and one follow-up site visit—which may include a design presentation or a collaborative meeting with your selected General Contractor. This structure ensures clarity, continuity, and a personalized approach throughout the design process.


You may only go through the Consultation Phase and decide not to move into the other Design Phases. A refund will be processed for the unused portion of your retainer fee.

IN-HOME DESIGN CONSULTATION APPOINTMENT - NON-REFUNDABLE - 2 Hours

An in-home consultation is more than a design visit—it’s a strategic planning session that sets your project up for success. We’ll walk through your space together, discuss your goals and style preferences, and assess layout, lighting, and architectural features. I’ll take measurements, review existing furnishings, and help clarify the scope, budget, and timeline.


This is also a chance to educate and empower you: I’ll explain design options in clear terms, offer guidance on materials and functionality, and flag potential challenges before they arise. If you’re working with contractors or vendors, I’ll help ensure everything is aligned. After the visit, you’ll receive a summary of key takeaways and a clear path forward—so you can move ahead with confidence and clarity.


Appointments are available on select weekdays and weekends, with availability varying based on season and project volume. For clients located within approximately two hours of Sioux Falls, SD... Travel time is factored into the overall rate structure to ensure thoughtful, on-site collaboration. During peak periods, scheduling may require additional lead time—early inquiries are encouraged to secure preferred dates.

VIRTUAL CONSULTATIONS - NON-REFUNDABLE

For clients who prefer a remote option or are located outside the standard travel radius, virtual consultations are available via phone or video conference. These sessions offer the same thoughtful guidance and strategic planning as an in-home visit, tailored to your space and goals using photos, measurements, and shared documents. Whether you're seeking design direction, layout feedback, or help refining an existing plan, virtual consultations provide a flexible and accessible way to collaborate. Availability varies based on season and project volume, and early inquiries are encouraged to secure preferred dates.

DESIGN REVIEW & REFINEMENT

$25 per Hour

Already have a design in place but feel it needs a second look? I offer professional design review services for clients seeking expert insight on existing plans—whether developed by another designer or created in-house. This service is ideal for refining layouts, correcting inconsistencies, and ensuring your design aligns with both your vision and practical needs.


During the review, I assess the overall flow, material selections, and visual cohesion, while identifying areas that may benefit from adjustment or clarification. My goal is to elevate what’s already there—bringing fresh perspective, functional strategy, and professional polish to help your project reach its full potential. Whether it’s resolving layout inefficiencies, enhancing usability, or catching overlooked details, I provide clear, actionable recommendations that support a smoother execution and a more satisfying final result

KITCHEN AND BATH DESIGN - 10+ Hours

$650+

Once all necessary information has been gathered—whether through the initial Design Consultation or provided directly by the client and contractor—I begin crafting a tailored design solution. The final Presentation Packet includes detailed Plans, Elevations, and 3D Perspectives, along with curated recommendations for ideal product selections that align with your vision and functional needs.


Each project includes two rounds of revisions to ensure alignment and clarity. Typically, the first revision helps refine the design to better reflect your personal style and preferences, while the second incorporates valuable input from your contractor or builder to support seamless execution.

Beyond the Aesthetic: The True Value of Design Support

While the visual design is often the first thing clients notice and connect with, the real value of my work lies in what happens behind the scenes. Design is not just about creating something beautiful—it’s about ensuring that beauty is backed by thoughtful execution, clear communication, and seamless coordination.


In addition to crafting a design that reflects your vision, I serve as an active and collaborative member of your project management team. My role extends far beyond the creative process: I handle order processing and clarification, manage paperwork, coordinate with vendors and manufacturers, and maintain consistent communication with your contractor to ensure alignment across all moving parts.

Hands-On Support, Every Step of the Way

This level of involvement helps your project move forward with fewer surprises and greater confidence. Even for relatively straightforward projects, I often dedicate 40–60 hours to ensure every detail is executed with care and precision. That includes troubleshooting unexpected issues, refining specifications, and advocating for your needs throughout the process.

A Long-Term Partnership

When you break this down over the course of a 9–12 month project, it’s not just about hiring a designer for a one-time deliverable—it's about investing in a partner who checks in weekly, monitors progress, and proactively addresses anything that arises. Whether it’s a sudden change in materials, a delay in manufacturing, or a miscommunication on-site, I’m there to help navigate it with clarity and professionalism.

TRIP FEES & SITE VISITS

TIME + MILEAGE (.70/Mile)

Occasionally, an on-site visit is necessary to inspect delivered products, verify installation details, or address unexpected issues that arise during the course of a project. In these cases, a trip fee may be applied to cover travel time, coordination, and on-site evaluation. This ensures that any concerns are addressed promptly and professionally, helping maintain the integrity of the design and the quality of execution.


Fees are assessed based on distance, time required, and the nature of the visit. In some instances—such as when the visit directly supports a previously scheduled consultation or resolves a product-related issue—trip fees may be waived at my discretion.

HOURLY FEE STRUCTURE

Design Time - $65-$125/hr - Concept Development, Space Planning, Drafting.

Project Management - $70-$120/hr - Coordination with contractors, scheduling, oversight.

Consultations & Strategy - $50-$100/hr - One-off Sessions or early stage planning

Sourcing & Procurement - $65-$115/hr - Product Research, Vendor Communication, Order Processing

Site Visits & Inspections - $60-110/hr - Travel time may be billed separately or included.

Client Communication & Coordination - $50-$95/hr - Clarifying plans, resolving issues updating stakeholders.

Revisions Beyond Scope - $65-$115/hr - Applies to changes beyond included revision rounds.

Documentation & Spec Writing - $60-$110/hr - Technical drawings, Installation Guides, Product Specs.

Vendor Liaison & Issue Resolution - $65-120/hr - Managing damaged goods backorders, miscommunications.

Styling & final Touches - $55-$100/hr - Accessorizing, Staging, Photography prep.

COMMISSION-BASED DESIGN OPTION


In select cases, design fees may be waived when the commission earned through product purchases exceeds the value of the design services provided. This approach offers clients a streamlined billing experience while still receiving full design support and project coordination.
